PHASE 1: Short Term Rental Property

Nexus Properties is aimed at reshaping the way people experience the world by building a global portfolio
of luxury properties that our holders can access, enjoy and profit from.

Our mission is to redefine the way we rent and own the property by leveraging blockchain technology to purchase an
array of luxury properties across the globe for community ownership.

• Membership to Nexus Properties is unlocked by purchasing a Nexus membership pass.

• Membership NFTs will generate a daily token yield that members can use to reserve stays at the luxury properties or
simply gain a passive yield as they hold the pass.

• Being a member/owner comes with certain governance right, such as voting on which cities the DAO expands to, what
IRL events the DAO hosts, and more.

• DAO members will also have a stay in key decisions the DAO makes regarding the properties and experiences going
forward.

Phase 1 Roadmap

Launch Start of Q4 2023:

The Nexus Website, Discord and Twitter go live.

Minting 2023:

Memberships go on sale!

Acquisitions Q1 2024:

Shortly after our launch, we will begin the process of acquiring our property on 30A. This marks the beginning of our acquisitions in short term vacation style rental property.

Experiences Beginning of Q1 2024:

The Nexus DAO welcomes its first guests to the 30A location.

Token Issuance Q1 2024:

After properties have been acquired, we will begin issuing tokens to NFT holders.

Reservations Q2 2024:

Members can begin using tokens to reserve stays at The Nexus DAO’s luxury properties.

Premium Concierge Q3 2024:

Launch of premium concierge service. Providing Global Members with elite services and one of a kind experiences during their stay.

Expansion Q4 2024:

After successfully launching our first location, The Nexus DAO members will decide where we expand to next.

Phase 2

Coming soon: following the sell out

We will begin the initial acquisition process of purchasing the
land for the first NexusPoint.

NexusPoints are a community center concept that we have retrofitted to be up to date with the times. Our plan is to give holders the opportunity to become some of our first franchisees as we scaled out the concept via
franchising across the world.

More to come on this part of our project, following the release of Phase 1.

Phase 3

The Beginning of M&A and the Nexus Incubator

One of the main business functions that will go on within Nexus once our genesis NexusPoints is built out will be our
operations in the realm of mergers and acquisitions as we roll up companies. We are seeking to inform our holders and
community on the benefits this type of business operation can have, and are going to guide our holders in completing
their first deal in this sector.

In addition, we will build our own startup incubator for two primary purposes: funding Web3.0 project (for further
growth and advancement in the space) and the funding of social enterprises (the type of business Nexus will operate
under and a model that is near to our hearts)

Through these two Nexus operations, we hope to really fill in the gap and meet underserved communities where they need it.
